Paint selection
Wall paint is selected based on room use, lighting, and desired finish. Cashmere Low Lustre is commonly used for its smooth finish and ability to hide minor imperfections. Other sheens or products may be recommended when durability or lighting conditions call for it.
Tinted paint is always left with the homeowner for future touch-ups.

Rooms that fall within the standard size range and condition can be priced clearly and confidently. Before scheduling, photos are reviewed to confirm wall condition, repairs, and any specialty prep needs so there are no surprises on paint day.

A room containing no furniture or personal belongings. Typically either a house you just bought or are selling or you removed all the furniture for us to make the job easier.

The easiest way to ensure no splatter or paint drops on carpet is to not have any in the room to start! We always do two layers of covering over the areas we are working, but we love not having the mental worry of “what if.”
Empty room with no carpet: –$100
Even with these conditions, the same protection, prep, and finish standards apply. Floors are still protected, surfaces are still prepped properly, and paint is still applied at full coverage.
What changes is the flow of the work. Clear, open spaces reduce setup time, lower the chance of accidental contact, and allow the job to move smoothly from start to finish. When the job is simpler to execute without cutting any corners, I’m able to reflect that in the final price.
